Small Buildings Design


As we discussed yesterday, this week’s posts will be about Office Buildings. We talked about Office Building Construction yesterday. In addition, we would like to talk about Small Buildings Design Today. The first question, what is a small building? It means any building with less than 5,000 Square Feet of gross floor area, excluding the single-family buildings.

As always, Buildings are divided into two categories for us. Small commercial buildings may use wood for framing. In addition, wood framing is usually the most economic method of building a structure.


Determining a building’s construction type is dependent on quite a number of different factors and requires a keen eye for detail. The first step is knowing about six construction classes, for example:

  • Frame Construction
  • Joisted Masonry
  • Light Noncombustible
  • Masonry Noncombustible
  • Modified Fire Resistive
  • Fire Resistive

It is important to remember when selecting the construction class that the building is only as strong as its weakest element. For example, a masonry building may have an unprotected wood roof. The wood roof is the weakest member such that it has no fire resistance. Additionally, it is important to know the meaning of each type. In that way, you can find out your building’s type.
